Starting prices assume standard room dimensions, normal furniture and access conditions, surfaces in generally paint-ready condition, one primary wall color, and standard-quality coatings. High ceilings, multiple colors, major color changes, extensive repairs, heavy furniture movement, detailed trim, specialty coatings, and additional preparation may increase the final price.
Exterior painting prices depend heavily on home size, height, siding material, coating condition, preparation requirements, trim details, access, and the number of colors used.
Smaller Exterior Painting Project
$5,500–$8,000
Generally appropriate for smaller one-story homes, detached garages, partial exterior repainting, or limited siding and trim projects with ordinary access and moderate preparation.
Medium Home Exterior
$8,000–$13,000
Generally appropriate for a typical one- or two-story home involving siding, trim, soffits, fascia, doors, and standard preparation requirements.
Large or Complex Exterior
$15,000 and up
For larger homes, multiple stories, detailed trim, extensive scraping or repairs, difficult access, several colors, complex architecture, or substantial preparation requirements.
Minimum standalone exterior painting project: $3,500.
What Standard Preparation May Include
Basic washing or surface cleaning as appropriate
Scraping isolated loose coating
Light sanding
Minor caulking
Spot priming
Standard masking and property protection
Published ranges do not automatically include extensive peeling or coating failure, rotten wood replacement, major siding or stucco repairs, hazardous-material work, heavy stain blocking, scaffolding, specialty lifts, extensive carpentry, or other substantial repairs. These items are evaluated and quoted separately.
Final painting proposals are based on the measured scope of work, surface condition, preparation requirements, products selected, number of colors, access, height, and project complexity. An on-site assessment is required before providing a final written price.
