Omaha

As the largest city in the metro, Omaha covers a wide range of housing stock — from early-1900s homes near the urban core to newer construction toward the western edge of the city. We evaluate every property on its own systems rather than treating every Omaha home the same way.

Bellevue

Bellevue’s mix of established mid-century neighborhoods and newer development means exterior systems can vary widely in age within a few blocks of each other. Every project starts with a walkthrough of the whole property, not just the scope that was called in.

Papillion

Papillion has grown quickly over the past two decades, and much of its housing stock is newer construction. That doesn’t mean maintenance can wait — we help homeowners stay ahead of flashing, drainage, and ventilation issues before they turn into bigger repairs.

La Vista

La Vista’s compact layout and mix of single-family homes and townhome developments call for exterior work that accounts for shared walls, tighter lot lines, and HOA requirements where they apply. We plan around those constraints from the first estimate.

Ralston

Ralston’s housing stock skews older, with many homes built between the 1940s and 1970s. Original materials and later additions don’t always interact cleanly, which is exactly the kind of cross-system issue a property-wide evaluation is meant to catch.

Elkhorn

Elkhorn continues to expand with new residential construction on the western edge of the metro. A newer build still benefits from a full evaluation — proper flashing, drainage, and ventilation matter as much on a five-year-old home as an older one.

Gretna

Gretna has a mix of established homes near downtown and newer subdivisions further out. We apply the same evaluation and documentation process to both — the age of the neighborhood doesn’t change how a project gets scoped.

Bennington

Bennington’s smaller-town feel and larger lot sizes are common through this part of the metro. Bigger properties often mean more exterior systems working together — roof, siding, gutters, and outdoor living space — not in isolation.

Council Bluffs

Just across the river in Iowa, Council Bluffs has its own mix of older river-valley neighborhoods and newer development on the bluffs above downtown. The same property-wide evaluation applies on either side of the state line.

Plattsmouth

Plattsmouth’s older housing stock, much of it near the Missouri River, often comes with a layered repair history — additions and repairs from different decades. A whole-property evaluation helps sort out how they interact before starting any single project.

Glenwood

Glenwood, Iowa is part of our regular coverage area southeast of Omaha. The same walkthrough and documentation process applies here as anywhere else we work.

Fremont

Fremont’s housing stock spans decades of construction, from older homes near downtown to newer development on the edges of town. We evaluate each property individually rather than assuming what it needs based on its age.

Pricing is based on project scope, materials, and access, not which community the property is in. Every estimate is based on an evaluation of the specific property.

Do you serve properties outside city limits?

In many cases, yes. Reach out with your address and project details and we'll confirm whether it falls within our service area.

Is response time different in outlying communities?

Scheduling depends on current project load and the scope of work rather than distance alone. We'll give you a realistic timeline when we schedule your evaluation.

Do you work in both Nebraska and Iowa?

Yes. Council Bluffs, Plattsmouth, and Glenwood are part of our regular service area on the Iowa side of the river.
